Toll Brothers surpassed 10 other developers in the race to build single-family homes on a portion of the city-owned Heron Bay Golf Course. The Parkland City Commission overwhelmingly voted 4-1 in favor of Toll Brothers‘ 52-home development proposal, deeming it the most promising option. The second and third-ranked contenders were K. Hovnanian Homes and Mattamy Homes, respectively.
Following the commission’s decision, negotiations will commence for the purchase and sale agreement, with Toll Brothers set to acquire the 21-acre development site. This prime location is part of the larger 69-acre golf course that Parkland acquired for $25.4 million in September. Parkland Mayor Richard W. Walker expressed his satisfaction, highlighting the potential return on investment from selling a portion of the land.
Elevated Luxury and Pricing
Led by Chairman and CEO Douglas C. Yearley, Jr., Toll Brothers presented an impressive offer of $18.46 million for the 21-acre development site, equivalent to $355,000 per lot. The upscale homes, ranging from 3,500 square feet to 5,000 square feet, are projected to be sold at prices between $1.5 million and $2 million. Other Competing Developers and Commercial Town Center Plans
Notable developers like K. Hovnanian, Mattamy Homes, Ascend Properties, D.R. Horton, and Kenco Communities vied for the opportunity to build on the Heron Bay Golf Course. Colliers International, a reputable brokerage firm, oversaw the bid solicitation process and recommended Toll Brothers, K. Hovnanian, and Mattamy as the top contenders.
Additionally, the City Commission selected 505Design, based in Charlotte, North Carolina, to lead the development of a commercial town center near the residential section of the former golf course. The committee ranked 505Design as the top firm for the project, followed by Torti Gallas + Partners. AE7 Pittsburgh replaced Bermello Ajamil & Partners, securing the third position.
